What is a good book for real estate investing?
I do not want some get rich quick no money down themed book.I do not want a book on flipping houses. I do not want a book written for people with a million dollars to play with.I am looking for a book that will talk about what the realistic opportunities for a few individuals my brother, my uncle and I with about $100,000 each to invest on cash flow producing properties 4 units Any section s on forming an LLC, or REIT would bet great too. thanks for any help.

I want to get into real estate investing, should I work at an hourly job or a commissions sales job with goals?
Just want someone's opinion on this. It would probably be selling furniture. But you have to meet goals, so I just wanted to know do you think it is better to work and hourly job even if it is less money than a sales job, to have more stability while doing real estate investing, or should I go ahead and sell furniture with goals and its not a big deal? How do I get started in real estate investing 2 generate income (either passive monthly or quick buy+sell)?
I have a pretty decent amount of extra cash available and I want to start investing in real estate to generate passive rental income or quick turnaround profit, but I have no idea where to start.The current market seems like it would be a great one to jump into due to very low prices. I read Robert Kiyosaki's Rich Dad Poor Dad recently. I definitely want to start making my money work for me and not the other way around. He makes it seem so easy to buy and sell properties, especially during a down market, with putting up very little money. I have done some web searching and it seems that there are a ton of real estate investing strategies out there. Any advice, tips, strategies, help, knowledge, recommended reading, etc. would be greatly appreciated. Thanks.

Getting great returns through real estate investing?
Imagine I'm a real estate investor. I buy a piece of real estate house for 1 million dollars. I lend it for 100k a year. I do this for 10 years. If the market return is 6 % at the end of ten years, I have a house which is now worth 1.06 10 1,000,000 and I have 1 million dollars in money I got from rent, and an asset house worth 1.79 Million dollars. I sell the house and now have a total of 2.79 million.To summarize, I started out with 1 million dollars, and ended up with 2.79 million dollars after ten years. This, to my calculations, represents an annual return of 10.8 percent Many hedge fund managers spend years and years of studying how markets work to get such a return? Why is it so easy for me? I mean, Just rent a house and get a great return Whats the problem with my Logic?

How could I begin real estate investing online?
I have just started to learn about real estate online. I want to know how I could create a real estate investing business online. I want to build my business with none of my own money and none of my own credit. Because I'm real low on both currently. I also want to know how to find a true mentor or a program to enhance my uptake of the business. I would like to learn hands on or via video's. I want to get involved in real estate investing. I want to purchase rental properties that yield a profit. But I have two questions 1. How can I figure out where a good place would be to invest? I cannot invest in my city, because its too expensive, but I was thinking about maybe Detroit or Seattle.... Yet, I don't know how to find out if these are good markets.2. I see turnkey properties advertised, but they make me weary. Why would an owner yielding heavy profits sell a home. Granted, some may need liquid cash, but these still sound too good to be true. Is 20K enough to start my real estate investing career?
I wanna start buy with income producing homes that give me monthly profits. I'm not interested in wholesaling...My target market will be college students and tourists and I will buy homes near college communities and beaches.And I don't wanna deal with other investors or doing this buyer's list BS unless it's for partnerships.No the renters buyer are gonna pay the mortgage.

Ok, tell me if you think this is crazy, I'm a college student and I'm switching from nursing really never wanted to be one to some sort of business degree and plan to get my real estate license. I have a few questions regarding investment loans. My husband and I are interested in investing in land to build an apartment complex but are unsure how the process works. We currently have a home, with an FHA loan. Will that mortgage will be included as an expense when applying for an investment loan? How can we qualify for an investement loan? And are investment loans the same thing as a conventional loan?
