Where would you suggest getting started in real estate investing, greater Chicago land or greater Grand Rapids?
I'm currently in Chicago but we're considering relocating to western Michigan. I've done a few flips in the past and I'm planning on getting back into real estate investing. With the economy the way it is, I will probably start by focusing on rental property apartments and other multi unit properties for cash flow rather than flipping but would like to flip again when the economy allows for it.

I have a pretty decent amount of extra cash available and I want to start investing in real estate to generate passive rental income or quick turnaround profit, but I have no idea where to start.The current market seems like it would be a great one to jump into due to very low prices. I read Robert Kiyosaki's Rich Dad Poor Dad recently. I definitely want to start making my money work for me and not the other way around. He makes it seem so easy to buy and sell properties, especially during a down market, with putting up very little money. I have done some web searching and it seems that there are a ton of real estate investing strategies out there. Any advice, tips, strategies, help, knowledge, recommended reading, etc. would be greatly appreciated. Thanks.

Starting in Commercial real estate investing?
What price range of commercial property can I realistically apply for a loan on if I make $70,000 a year and good credit but have less then $10,000 in liquid assets. Assuming I am able to come up with 20 % down on the property. I have found plenty of promising properties for cash flow with cap rates around 13 %. I just don't know what range is too high or low for me.
Can anyone give me advice on real estate investing in Miami?
I live out of state WI and plan to buy a condo house that can be rented at about $800 $1000 month. I've read a lot online about beginner's real estate investment. I still have questions on what taxes are like, what areas are more popular for renters, what the people are like in Miami, insurance, hurricanes and rain and other weather stuff, and anything else that I think I need to look out for. I plan to be down there in a month or so, but if anyone could give me their input before being down there, that would be wonderful
I want to get into real estate investing, should I work at an hourly job or a commissions sales job with goals?
Just want someone's opinion on this. It would probably be selling furniture. But you have to meet goals, so I just wanted to know do you think it is better to work and hourly job even if it is less money than a sales job, to have more stability while doing real estate investing, or should I go ahead and sell furniture with goals and its not a big deal? Im just curious is all.I did some digging and found out that there are Start up loans, Construction financing, Multi family real estate loans, and business only loans.My specific question is,lets say I want to focus on house flipping as full time job and I want to come up with the budget, what is the best choice out there for me who soon will be graduating from university and does not have any full time business history? Ok, tell me if you think this is crazy, I'm a college student and I'm switching from nursing really never wanted to be one to some sort of business degree and plan to get my real estate license. My dream is to one day be a landlord real estate investor and with the current state of the market my family mostly my mom think I'm crazy for not going into a sure thing like nursing. If you're a real estate investor could you also give me some tips or any wisdom you'd like to share?

In real estate investing if an investor tells you that he will pay you a finders fee for motivated sellers, do you just give him the deal and his word and good name in the industry between deal makers enough to keep him honest and give me my fee, or should I present him with a contract for the deal to keep him honest, like is real estate investing a dog eat dog world or is it an industry built on your name and your word. Another words, should I get a contract for the deal to keep him honest, or are deals made this industry by a phone call and a handshake?
